The Investment


We keep pricing simple, transparent, and tied to your property’s size. Here’s what you can expect:


  • Up to 1,000 sqft → $25,000 flat fee (design + install)
  • 1,000–2,000 sqft → $18/sqft ($8 design + $10 install)
  • 2,000–3,000 sqft → $16/sqft ($6 design + $10 install)
  • 3,000–5,000 sqft → $15/sqft ($5 design + $10 install)
  • Over 5,000 sqft → Inquire for custom pricing based on your scope

Full Service Design is the turnkey option for STR owners who want a property designed, executed, and delivered guest-ready. We create a scaled, market-driven design plan for your entire property. Every room, finish, and furnishing is selected with ROI in mind. From there, our team takes over: sourcing and ordering every piece, coordinating vendors and contractors, and managing the entire install week on-site. We handle the styling and wrap with a professional photoshoot so your listing is ready to launch. We do everything so you don’t have to. You give us the keys, and we return them with a property that makes guests click “book now” faster than ever.

Fill out the inquiry form, grab a spot on our calendar, and tell us about your property. If it’s already listed, we’ll check the numbers to see what’s working (and what’s not).

Step 2: Strategy & Deposit

For multifamily projects, we start with comps and market data to shape your design direction and create a curated mood/inspo board. If you’re not ready for a full build-out yet, we also offer standalone mood boards at $500 each to establish the creative direction before committing to the full design phase.

Step 3: See the Vision

We develop the full design plan, scaled to your property. You’ll have one round of revisions to fine-tune it before moving forward.

Our project manager takes over procurement, managing contractors, and showing up on install week to ensure your property is delivered on time, on budget, and ready to lease.

How do you price your services?

Our multifamily interior design firm uses a transparent, flat-rate, per-square-foot pricing model — with no furniture markups or hidden margins. You pay for the design scope only, not inflated product costs.

What if I already have some pieces I want to keep — can you work with them?

Yes. We can evaluate and incorporate existing pieces if they align with market data and your competitive set. Our goal is to design spaces that perform. If certain items won’t hold up in your market, we’ll tell you honestly and collaborate with you on the best path forward.

Do you only work in Texas, or can you design properties outside of Houston?

We design multifamily properties nationwide and work with clients across the United States, not just in Texas or the Houston area.

How long does a multifamily design project take?

Most multifamily projects take about 6–7 weeks from start to finish. This typically includes 2 weeks for design, approximately 4 weeks for procurement (ordering and delivery), and about 1 week for installation.

Can you refresh our model units or clubhouses and common spaces?

Yes. We can refresh model units, clubhouses, and common spaces without starting from scratch. If existing pieces align with the new design vision, we’ll thoughtfully reuse them to maximize your budget while still delivering a noticeable upgrade.
